CMA: Comparable Market Analysis
Prior to our first meeting, we will study the market value of your home against other homes recently sold in your immediate area. We will also review those under contract and currently on the market as well. This is to help set the “right” price for your home, factoring the current condition, upgrades, amenities, size, and age compared to those in your neighborhood.
Listing Agreement: Review and Sign
We will discuss and completely explain our listing agreement with you. You will be given estimated net sheets outlining all the costs involved with selling. We have extremely competitive commission rates to help you get the most out of your home sale.
Get Your Home Ready
Putting your house on the market is only the first step: there’s a lot of work to do before the home is ready to be sold. If you are still living in the home while it’s on the market, it’s harder still. Yet, it is so important to have your home look it’s best. Staging a home (cleaning, decluttering, moving around furniture) is something that we can discuss and assist you with.
Marketing Program: What Works
We will work to get your home out there with as many different forms of media as possible, utilizing many different Internet websites to showcase your listing. We also employ some of the traditional selling techniques such as putting your home on the MLS (Multiple Listing Service), Realtor.com, Zillow, YouTube.com creating full color brochures, yard signs, virtual tours, and open houses.
Closing the Deal
Accepting an offer is far from the finish line in selling a home. There’s so much to do in a short amount of time, such as setting up inspections, possible repairs, appraisals, financing, and insurance, and there is no room for error.
